Grays Boutique B&B, Bath
Family-run B&B in a Victorian villa with tasteful French-style interiors, parking, and excellent made-to-order breakfast
Overview
Kimkim's Take
- The 1876 Victorian exterior is gorgeous, and the property's landscaping, including a small backyard garden, further adds to the overall B&B charm.
- The location is a real plus if you enjoy a little seclusion (it's only a 12-15 minute walk to the sites), complemented by a soundtrack of birdsong, pretty views, and on-site parking.
- As a true B&B, you can expect a really special, personal breakfast with cooked-to-order options prepared by the owners themselves.
- The French-style aesthetic carries throughout the interiors, with each of the 12 rooms tastefully appointed in cool color palettes.
- Light sleepers will want to pack their earplugs, as the B&B isn't soundproofed, and you can expect to hear ambient noise from the lobby if you're staying on the floor above.
- An 8:30 am start for breakfast might be late for early risers.
- While there's a kettle and options for tea in rooms, there's only instant coffee available. Coffee drinkers will have to wait until breakfast.
Authenticity
Grays is a true bed-and-breakfast, set in a 140-year-old Victorian villa on the city's southern slopes. James Hill and Eliza Jablonska, the husband-and-wife team who run the property, create a warm, home-away-from-home vibe, with thoughtful touches like umbrellas by the front door, staff like manager David offering excellent restaurant recommendations and a map of the best walking routes to take to explore Bath, and breakfast cooked to order (Eliza takes your order while James cooks). Inside, French-style furnishings, coordinated fabrics, gilt mirrors, sisal carpets, and original details, such as high ceilings and cornicing, give the house an elevated charm without ever feeling pretentious.
Location
Grays sits in Oldfield Park, a quiet residential area just outside central Bath, with views across the city toward landmarks like the Royal Crescent. Guests can walk to the center in about 12-15 minutes (as well as the train and bus stations), though the slightly elevated position means the return is uphill. That said, it's only a 7-10-minute taxi ride to some of the city's biggest draws, like the Roman Baths and Royal Crescent. Off-street parking is available and at no extra charge.
Rooms & Bathrooms
All 12 rooms are individually decorated across three floors, ranging from compact loft rooms to larger options with four-poster beds, bay windows, and garden or city views. Expect calming color palettes in cool shades, French-style painted furniture and patterned textiles, crisp white linens, quality duvets and pillows, and thoughtful extras like tea trays (but in-room instant coffee) and Caroline Henry of Bath toiletries. Bathrooms are modern and well-kept, typically with high-pressure showers, towel warmers, fluffy towels and robes, and, in some higher-category rooms, separate soaking tubs.
Amenities
As a traditional B&B, Grays keeps things simple, with a highly rated—and award-winning—breakfast as the expected standout. It's served from 8:30 am to 10 am in a light-filled conservatory atop blue-and-white-checked tablecloths and matching napkins (evoking French country style). Beautifully presented eggs are cooked to order daily and include options like a full English, eggs Benedict or Florentine, smoked salmon with scrambled eggs, and vegetarian dishes, plus you can help yourself to cereals, fruit, juices, toast, tea, and French press coffee. You'll also have complimentary on-site parking, self-entry keys for the front door, and staff support during the day, though late check-in (after about 6 pm) should be prearranged.
Family-Friendliness
Children aged 12 or older are welcome, though all rooms have a maximum occupancy of 2 guests. Grays is better suited to couples, older travelers, or guests looking for a quiet, romantic stay.
