Authenticity

Nira Caledonia occupies two stately Georgian townhomes built in 1823 by William Henry Playfair, the celebrated architect of Edinburgh's 19th-century New Town. Once the home of 19th-century literary figure John Wilson (spot his statue on nearby Princes Street), the property was bought by the London-based Nira Hotels & Resorts in 2011 and converted into a small, upscale boutique stay. Today, the listed buildings have been carefully restored and renovated, and the modern interiors still retain plenty of original features, with high ceilings, floor-to-ceiling sash windows, and plaster cornices now paired with a neutral palette of soft creams and dove grays. 

Location

The hotel sits at the border of Edinburgh's New Town and the village-like neighborhood of Stockbridge, overlooking a broad, cobblestone side street lined with Georgian terraces. The location feels removed from the city, but it's just a 15-minute downhill walk (or a quick 10-minute bus ride) from Princes Street, and 25 minutes from the Old Town and the Royal Mile. For a more bucolic stroll, follow the winding River of Leith 10 minutes north to the Royal Botanic Garden, or nip around the corner to the rose-covered cottages of Circus Lane. Several bus lines stop nearby, and you're a 25-minute walk (or 8-minute taxi) from Edinburgh Waverly train station. There's no on-site parking, but metered spaces are free on weekends.

Rooms & Bathrooms

There are just 26 rooms spread across the two buildings, from petite "Wee" options in the attic to airy upper-floor Grand units and large suites with garden access or Jacuzzi baths. Most have a polished, contemporary look, with cream carpets, glossy wallpapers, and upholstered headboards alongside luxe extras like pocket-sprung mattresses, goose-down pillows, USB chargers, and coffee machines. Bathrooms feature dark, glossy tiles, mirrored walls, rain-style showers or bathtubs, and L'Occitane toiletries. There's no elevator, so make sure to request a lower-story room if you want to avoid multiple flights of stairs.

Amenities

You won't find amenities like a spa or gym at this small, townhouse-style hotel, but the service is excellent, and the staff is happy to go the extra mile for guests. Breakfast is included in the rate and served in the ground-floor Blackwood's restaurant, which also offers a dinner menu of modern Scottish fare made with ingredients sourced directly from local farms, fisheries, and pastures. The restaurant is closed for dinner on Sundays and Mondays, but you can order small plates and room service from the bar alongside an extensive selection of local gins, ciders, beers, and whiskeys—including the hotel's own single cask malt.

Family-Friendliness

Children are welcome at the Nira Caledonia, but the lack of an elevator and the limited room options mean it's not ideal for larger families. Suites with a sofa bed can sleep 3-4, and babysitting services and cribs are available at an additional cost.
